Bulk REO Purchase? What are other people are using for an exit strategy?

A long time friend/ bussiness partner has developed a relationship with Fannie and some other banks and is selling bulk REO. I am very interested because of the obvous retruns stemming from purchasing for 35 to 40 cents on the dollar. I'm wondering if there are any new ideas regarding an exit strategy. (ie other than keeping/ selling individually)
